If your budget is around 200 thousand euros, you may be able to buy a house in Vila Franca de Xira, Amadora, Loures and Odivelas. Average house prices to buy in these areas ranged from 173 thousand euros to 222 thousand, in the first three months of the year.
Budget of 200 thousand euros...
In Vila Franca de Xira you can buy a house at a price of 173 thousand euros. Still, last year, houses were cheaper here, at an average price of just 150,000 euros. In Amadora, it is also able to acquire a property with 200 thousand euros of “budget”. In the first three months of this year, houses in Amadora cost, on average, 182 thousand euros, registering, however, a small increase of 0.53% compared to 2020.
In turn, the average purchase price of a house in Loures is 213,758 euros, in the first quarter of 2021. This means a 5% drop compared to 2020, when the average sale price of the house was 225,011 euros. In Odivelas, houses cost around 221,656 euros. Here, there was an increase of 2.38% compared to the same homologous period.
Higher house sale prices in the center of Lisbon, in the first three months of the year...
Buying a house in the center of the capital can cost close to half a million euros (492,481 euros), thus increasing about 4% compared to last year. The lowest prices are seen in Cadaval, where buying a house costs just 93,939 euros. Even so, this figure represents an increase compared to 2019, when prices were around 81,570 euros.
The biggest climb was seen in Azambuja. Although the average sale price is 108,944 euros, it increased by 23%, the largest increase in the list of average sales prices, compared to the same period last year, where the average price of 88,561 was observed. The biggest decline was seen in the municipality of Oeiras, registering a fall of 6.39% in average prices. In the first quarter of 2021, the average value was 446,841 euros; in 2020 it was 477,365.
Despite the current pandemic, real estate market indicators show that sales prices in the residential segment, during the first quarter of 2021, continue to show gradual growth. Lisbon, Porto and Faro registered increases of 6.2%, 3.6% and 5.2%, respectively, compared to the previous quarter.
In the first quarter of 2021, there was an increase in the available supply in the district of Lisbon, with the typologies that showed the greatest growth in the available supply, being 2BR and 3BR, followed by the 1BR typology, 65.14%. Regarding the average selling price, of the three types analyzed, the 1BR type stood out for being the only one to register an increase (6.53%).
